HO346el Understanding and Applying Foreclosure Intervention and Loss Mitigation ToolsSeasoned foreclosure counselors can explore a wide variety of intervention options available to homeowners in distress by taking this online learning course. Focus on little-known loss mitigation tools. Learn to identify the most critical financial factors in foreclosure cases, review and analyze brief case scenarios, and then choose the loss mitigation tool that best addresses a homeowner's mortgage problems. Additional resources on the most recent foreclosure initiatives created to assist homeowners are also provided. This advanced level course is intended for counselors with one year or more of foreclosure intervention counseling experience. Specifically, if you have obtained your Foreclosure Intervention and Default Counseling Certification through NCHEC, this course will further your professional development. This course is brought to you in coordination with the NeighborWorks Center for Homeownership Education and Counseling (NCHEC).
HO253el FHA-Insured Loans:
An Affordable Mortgage Option
Designed for homeownership counselors, this course provides the nuts and bolts of FHA guidelines and loan requirements for a rapidly changing lending environment. This online course prepares counselors to assist clients in determining if the FHA program is a viable mortgage option based on financial circumstances. Through a variety of exercises and activities, participants learn how the FHA program works and how to qualify borrowers using the program's guidelines. This course is recommended for participants who have a working knowledge of mortgage loan processing and industry terminology.
HO109el Foreclosure Basics
This recently new online course satisfies one of the requirements for counseling
certification. It’s aimed at anyone who wants to know more about dealing
with foreclosures, but is especially designed for people who have one year
of general homeownership counseling experience, and less than one year of
foreclosure counseling experience. You’ll learn:
- Foreclosure processes and terminology
- Foreclosure intervention and counseling techniques
- Choosing loss mitigation options
- Foreclosure intervention plan development
- Resources and links for housing counselors

The courses cost only $195. To take a course:
- Register online at www.nw.org/onlinereg. (If you haven’t registered for a NeighborWorks course online before, you’ll need to first fill out a profile and obtain a user name and password. The online user profile requires that each person use a unique email address as their login that can not be used by anyone else. Within minutes, you’ll get an e-mail with a temporary password and a link with instructions to log back into your online user account, where you will be prompted to reset your temporary password with a permanent password of your choosing.)
- Enter your user name and password and your online learning home page will open. From this page you can register for an e-learning course or any of the NeighborWorks public events. Select the e-learning option, and click on “Register Now”.
- Then select the check box for your desired course and select “NEXT” at the bottom of the page to continue to the payment page.
- On the payment page, you will be required to submit course payment in full by credit card (Visa, MasterCard or American Express) to complete your course enrollment. Once your credit card payment is confirmed, you’ll be given a link and instructions to log in to the course. Please print this page for your records as proof of payment.
Each of the four modules of this course will take between ½ to 1-½ hours to complete. You’ll have 60 days, as your schedule allows, to work through the four modules and pass the final exam once you begin.
